Market Snapshot: Where Things Stand This July
The housing market continues to find its balance, and there is actually quite a bit of good news in that depending on where you stand as a buyer or seller.
Mortgage rates have remained in the mid-6% range throughout July. While higher borrowing costs have caused some buyers to pause, they have also created opportunities that have not existed in several years. Here is what we are seeing right now across our local market:
More inventory for buyers. There are more homes available to choose from than we saw during the peak of the competitive seller's market, which means buyers have more time, more options, and more room to make thoughtful decisions.
Slightly longer days on market. Homes are not flying off the shelf the way they were a few years ago. That means buyers can breathe, compare, and negotiate in ways that simply were not possible before.
More negotiating opportunities. Sellers are more willing to work with buyers on price, repairs, closing costs, and terms than at any point in recent memory. That is a meaningful shift.
Correctly priced homes are still performing well. Sellers who price their homes strategically and prepare them properly are still attracting strong interest and solid offers.
The biggest takeaway this month: Trying to perfectly time the market is nearly impossible. Buying or selling should be based on your family's goals, financial readiness, and long-term plans, not headlines alone. If the timing is right for your life, it is likely the right time to move.

Keep your HVAC running efficiently. Replace your air filter monthly, clear debris from the outdoor condenser unit, and schedule a maintenance visit if your system has not been serviced this year. A little preventative care today can help you avoid a very expensive repair during the hottest weeks of the summer.
Prepare before peak hurricane season. July is an excellent time to review your homeowners and flood insurance, test your generator, charge backup batteries, photograph valuable belongings, trim overhanging tree limbs, clean gutters and downspouts, and confirm your hurricane supplies are fully stocked.
